"We did a search of all of Tarrant County and were very close to relocating, but the landlord came through with a very attractive offer to keep us there," Thomas T. Lynn, president of corporate services for Robert Lynn Co. in Dallas, tells GlobeSt.com. "We had some real attractive offers, but at the end of the day, with the last-minute offer by the landlord, it made sense to stay." Owners O'Grady & Poteet Properties had its 2400 Shamrock Ave. building up against multiple offers of free rent and full relocation costs, according to Lynn.

Lynn says the search began about 10 months ago, ending in a signing roughly six months in advance of the existing pact's expiration. The 3.4-acre property sits in an industrial corridor where space runs from $3.19 per sf to $7.27 per sf, according to CB Richard Ellis Inc.'s latest market report.

Lynn and Todd Hubbard, marketing director with Robert Lynn Co., were the tenant reps for the Stamford, CT-based International Paper Co. Everett Roberts with IDI in Fort Worth bargained terms for the decade-long owners, O'Grady & Poteet Properties.
