The terms of the transaction were not disclosed. However, the space was listed at $26.50 - $29.50 per sf plus tenant electric, as a five- to 10-year relet. The building itself is the former headquarters of CNBC, which moved its operations to a newly constructed 300,000-sf building a little to the north in Englewood Cliffs, NJ a couple of years ago.
The tenant was represented by David Opper, first vice president of CB Richard Ellis in Saddle Brook, NJ; the owner of the building, the New York-based George Comfort & Sons, was represented by Mike Herman of MRH Real Estate Services of Lodi, NJ. "We are expanding our data center to support the company's growth," says David Byron, Tranzact's COO.
"The rapidly growing firm required a facility that had heavy power and back-up generators in order to run the call center within its operations," Opper says, adding that the company was interested in remaining in the area. Tranzact specializes in managing the supply chain of customer acquisition, utilizing marketing, infrastructure and technology applications. Among its clients are DirectTV, Cingular Wireless, Metris and Sears.
