Tony Principe of Westlake Village-based Westcord reports that the Lyle Family Trust purchased the Oxnard property, which is at 700 Del Norte St., from Del Norte LLC. Principe represented the seller of the highly improved building, which was erected in 1990 and is occupied by Berner Food Services, a restaurant supply company that formerly was known as Cardinal Food Supply. Principe originally negotiated a long-term lease with Cardinal in behalf of Del Norte LLC.
In a Montebello deal, CB Richard Ellis reports that TA Associates Realty acquired the 133,521-sf Beach Distribution Park from local investor and developer Davis Partners for $8.7 millionThe 100% leased industrial park consists of two multitenant buildings on 5.7 acres. The transaction was brokered by the CBRE Private Client Group's Scott Heaton and Neil Mishurda, who represented both the buyer and the seller.
In the City of Industry, Clayton Industries, a designer, producer and distributor of steam generators, boilers and engine dynamometers, signeda 10-year lease for 62,730 sf of industrial space at 17477 Hurley Ave. that will house the firm's corporate headquarters. The value of the lease, including amortized tenant improvements, was $4.8 million.Clayton expects to occupy its space in the newly completed, single-story, concrete tilt-up building in September in a relocation from El Monte. The building is owned by City of Industry-based EDW Properties.
Jim Center of Grubb & Ellis' San Gabriel Valley office represented the landlord. Walt Chenoweth, Pete Reich, Frank Geraci and Dan De La Paz of CB Richard Ellis represented the lessee.
In a Santa Fe Springs transaction, Coaster Company of America, a furniture distributor, has signed a three-year lease renewal for the entire 284,580-sf industrial building at 12434 Lakeland Rd. for a total consideration of $4.7million. The class A building with 30-foot warehouse clearance has served as one of the firm's Southern California distribution centers since it was built in 1998.
Cushman & Wakefield's Luke McDaniel, along with Cameron Driscoll and John McMillan represented the landlord, The Carson Cos. The tenant was represented by Tim Cronin of Lee & Associates.
In Van Nuys, John DeGrinis of Colliers Seeley International reports that Los Angeles-based Acoustical Material Services, a contractors supply company, signed a $3.8 million, 10-year lease to house its San Fernando Valley distribution hub in 38,176 sf of industrial space at 7911-7933 Haskell Ave. DeGrinis and Darren Cline, also of Colliers Seeley International, represented the landlord, K Associates, a private partnership. AMS was represented by Matt Dierckman, Dave Harding and Greg Geraci of CB Richard Ellis.
