MALVERN, PA-Avenel, NJ-based Bradco Supply has acquired the 85,200-sf industrial building at 25 Spring Mill Dr. from Glenbrae Associates. The site, which is in the Great Valley Corporate Center, sold for just under $4.2 million, or $48.71 per sf. The building was constructed in 1971 and is located on approximately 8.3 acres fronting Spring Mill Dr.

Bradco is a national distributor of roofing, siding, windows and related building materials and has more than 138 branch operations in 27 states, primarily east of the Mississippi. It will relocate area operations here from approximately 25,000 sf on Commerce Ave. in Exton.

The Great Valley property includes about 5,000 sf of office space in addition to its warehouse area and provides paved parking for 76 vehicles. It has a 23-ft ceiling, nine tailgate doors, one drive-in loading door and is fully sprinklered, according to Len Redeyoff of the area office of CB Richard Ellis. Redeyoff and Paul Touhey of that office represented the seller. Steve Italiano, also of CBRE, represented Bradco.
