Although no tenant has been secured yet, Alderman says, "we're talking to several companies right now. One could take all of the first building for its own use and another could fill it with multiple tenants. The sister building," he says, "can either be a separate structure or an expansion of the first. That decision will be made in a couple of weeks."
It will hinge on the size and length of leases in the first building and tenants' expansion plans. The first building has 80 loading docks with levelers, expandable to 115 docks; 14 rail docks, expandable to 109; 50-by-50-ft bay sizes; 32-ft clear ceilings and parking for 64 trailers and 176 cars. It is within the Pennsylvania Turnpike's northeast extension corridor and 84 miles west of New York City. It is also in a designated Foreign Trade Zone, which provides cost savings on international cargo shipments.
Alderman declined to disclose a construction cost for the two-building LogistiCenter. "The asking rental rate is $4.35 per sf," he says. "Prices are rising. Construction costs have gone up over the past year, and demand is definitely up in the past six months." DP currently has no additional land in the Lehigh Valley, but it is looking for more, Alderman says, adding, "I think everybody is."
Another 2.7 million sf of space in five buildings at its 246-acre LogistiCenter in Carlisle have yet to be developed. Its second spec warehouse there, a 550,184-sf building, is scheduled for delivery this September.
