GLENDALE, CA-American Realty Advisors has acquired an industrial portfolio of more than four million sf of class A space in eight states from Chicago-based Lincoln Advisory Group Ltd. in a deal brokered by CB Richard Ellis. The seller is an affiliate of Dallas-based Lincoln Property Co.The properties, called the Columbia Industrial Portfolio, are in California, Arizona, Colorado, Georgia, Illinois, Maryland, Pennsylvania and Texas. They comprise 27 buildings that were built between 1979 and 2001, and the portfolio was 92% occupied at the time of the sale.Lincoln was represented by a team of CB Richard Ellis brokers including Barbara Emmons in Glendale, Darla Longo in Ontario and three brokers in the Dallas office of CBRE: Jack Fraker, Randy Baird and John Robinson. Terms of the deal were not disclosed, but industry sources say it's obviously one of the biggest industrial transactions this year, based on the size and quality of the properties.American Realty found the portfolio attractive for a number of reasons, according to Stanley Iezman, president and CEO. He says the investment advisory firm liked the quality of the investments and their markets. American also believes that industrial assets like those in the Columbia portfolio will continue to benefit in the near-term from the economic recovery and longer-term from the growth in distribution nationwide and internationally, according to Iezman.Tenants in the portfolio include Restoration Hardware, Lockheed Martin Corporation, Standard Fruit & Vegetable Compound (a division of Del Monte), Public Storage and Northstar Aerospace. Marshfield Business Park in Baltimore is the largest investment, representing 28% of the total portfolio, based on square footage.In addition to the Marshfield Business Park in Baltimore, the properties include buildings at 3555 and 3602 W. Washington in Phoenix; 1901E. Rosslyn in Fullerton, CA; 445 W. 53rd Place in Denver; 8034 Midway Dr. in Littleton, CO; 7030 Buford Highway in Doraville, GA; 6006 W. 73rd St. in Bedford Park, IL; 6201 Columbia Park Rd. and 2000 S. Club Rd. in Landover, MD; 2675 Eisenhower Ave. in Valley Forge, PA.In Texas, the properties are at 2040 McKenzie Dr. in Carrollton, Lombardy Distribution Center in Dallas, 5050 Investment Way in Dallas, 4545 and 4687 Mint Way in Dallas, 4301 Empire Rd. in Fort Worth, 4151 S. Highway 121 in Grapevine, and 2211 and 3409 Century in Irving.
