EDISON, NJ-K-Land Corp. is scheduled to formally present its plan for a seniors-housing community before this township's zoning board tomorrow night. What the Highland Park, NJ-based development firm headed by Michael Kaplan has in mind for the site, which is currently zoned for light industrial use, is a 288-unit senior citizen garden apartment complex. The proposal includes a total of more than 500 parking spaces.
K-Land's project, for which no timetable or projected cost have been released, does face some density issues as well. The 288 units on 11.3 acres in this township's Clara Barton section factors out to 25 apartment units per acre. According to current township planning guidelines, which are public record, apartment complexes of one or two stories are limited to 10 per acre, and projects of three stories or more are limited to 15 per acre.
Also, according to a spokesman for Mayor George Spadoro, the application comes at a time when the planning board is deciding whether the area in which the site is located should be declared a redevelopment zone. Kaplan could not be reached for comment.
