Architect Binh Vinh, Aardex principal and vice president of design for Aardex, is designing the building. He will incorporate a "return on people" philosophy developed and promoted by Aardex founder and CEO Rick Butler. Jefferson County is reviewing the building. The philosophy encourages a healthy working environment, which is not only good for employees in general, but helps productivity as well.
It will be a "green," or environmentally friendly, and will be constructed next to a one-acre park. The structure will feature under floor air, flexible modular building systems, individual temperature and lighting controls, sunshades and natural lighting, and will use natural, non-toxic building materials. Suites will range from 2,000 sf to 165,000 sf.
Despite skepticism in some quarters that a spec building is needed in a market currently suffering from a lack of demand, the company says that they have interest for 100,000 sf of the space from multiple firms. Additionally, Aardex will take 20,000 sf for its corporate headquarters.
"The innovative design of Signature Centre has been created to boost our tenant's profits and tailor workspace to increase productivity," says Butler. "The 'user effective' workplace contributes to boosting the bottom line. Temperature and lighting issues are paramount, but so are privacy, safety and the ability to change and adjust your space as your business grows."
Aardex expects the building to open next spring. Office space will be available for sale or lease. Aardex will design, build and manage the property. "Signature Centre will add a new dimension to Denver West," says Greg Stevinson, president of Denver West Realty and the developer of the Denver West office park.
