DENVER-The Gart family, major owners of real estate in Cherry Creek, recently arranged $8 million in refinancing for three mixed-use office/retail buildings located at 231, 233 and 299 Milwaukee St. in the heart of the Cherry Creek North shopping district in Denver. The total building area is approximately 67,565 sf. In addition, there are 125 parking spaces of which 97 are ramp spaces. The Denver regional office of NorthMarq Capital Inc. approved the financing.

The buildings include 231 Milwaukee St., 233 Milwaukee St. and 200 Milwaukee St. The first, 231 Milwaukee, was constructed in 1973 and is a two-story mixed-use office/retail building totaling 15,296 sf. The property consists of retail on the first floor and second story office space. The building at 233 Milwaukee St. is a two-story office facility that was constructed in 1969 and remodeled in 2005. The building contains 8,779 sf and includes a finished basement. Constructed in 1980, 299 Milwaukee St. is a five-story office building totaling 43,490 sf. The property contains the Gart Cos.' headquarters, a health club and conference room facilities.

Steve Bye, executive vice president and senior managing director; Dan Koehler, vice president; and Kelly Niquette, investment analyst of NorthMarq's Denver office, arranged the financing on behalf of the borrowers, Vail Facility, LLC; 1001 Lincoln LLC; and Gart Properties, LLC. All of the entities are managed by Gart Properties, LLC.
