The 4400 Blalock Rd. property has a quoted monthly rate of 54 cents per sf net. The food distributor just exited 1,000 sf along North Sam Houston Parkway.

"This allows them to expand their size as well as their distribution efforts in the Houston area," says Walter Menuet, vice president of Vantage Cos. in Houston, which owns and manages the property. Menuet and Ryan Cropper, also with Vantage, brokered the lease while Sigma used an in-house representative to work out the terms.

Menuet tells GlobeSt.com that the transaction brings the four-year-old, 30,268-sf property to 100% occupancy. "There were no renovations and they took it as is," he adds. "It was built out as a model office and was in brand-new condition when they took it."
