QD Vision, which leased a half floor in the 313 Pleasant St. property, will move into the building once build-out is completed on laboratory and clean room space, Mike Shreve, vice president, of T3 Realty Advisors in Waltham, tells GlobeSt.com. "We tried to marry several things--the right amount of office, clean room and lab space," Shreve says of the firm's space selection. "We thought this was the best fit."

Terms of the lease were not released but Shreve says the building, which is about 70% leased, generally rents in the low $20 per sf net range. Shreve notes that other firms who have occupied the property have had good luck with the location, eventually expanding to other quarters or merging with other firms. The four-story brick building also is home to a number of smaller firms including VICAM and GI Dynamics.

Shreve and Greg Hoffmeister, managing director and co-founder of T3 Realty, handled the lease negotiations for the tenant while John Nealon of W.J. Nealon Commercial Realty, Inc. represented the landlord, Metro Realty Trust.
