The planned 12-story, 240-foot tall office condo and retailbuilding and the five-story hotel still need final approval laterthis month from Gwinnett County commissioners before the developermay break ground. Kim couldn't be reached by GlobeSt.com'spublication deadline. However, area sources familiar with theproject tell GlobeSt.com the developer is negotiating with NewYork-based Sheraton Hotels and Resorts on the hotel component.

According to preliminary plans filed with the county, theproject will also have a fitness center, sauna, skin-care center,golf range, children's playground and about 40 shops andrestaurants.
