OXNARD, CA-Herzog Wine Cellars has opened a new 77,000-sf headquarters in an industrial building that includes a restaurant called "Tierra Sur," a large tasting room and a gift store, major production and storage areas and corporate offices. The $5.7 million building, a project of the Thousand Oaks office of Whittier-based Oltmans Construction Co., features an unusual combination of tenant improvements that presented a unique challenge for the construction firm, Oltmans officials say.The project site was a 9.8-acre parcel at 3201 Camino Del Sol, just south of Highway 101 where Herzog, the nation's largest producer of premium kosher wines, produces wines under the Herzog Special Reserve and Baron Herzog labels. The company has been making wine for more than a century.Jason Williams, project manager in Oltmans' Thousand Oaks office, says the Herzog facility required advanced construction treatments, including a variety of floor slopes to network approximately 100 drains in the fermentation and bottling rooms. The barrel room posed a special challenge to create an enhanced flooring system to handle some 2000 large oak barrels.Another challenge was managing a construction schedule and budget while accommodating the owner during the ongoing design of catwalks, stainless steel fermenting and storage tanks, piping in the cellar, a new bottling line design from Europe and a 4,000sf equipment yard for heating and air conditioning during wine making, Williams says.Designed by architect Poloquin Kellogg Design of Woodland Hills, the new Herzog facility is a concrete tilt-up structure featuring 10,340 sf of office space, 24,418 sf of warehouse space and 35,453 sf of wine production and bottling space. It also includes a 5,100-sf. wine tasting area, a gift store and restaurant area, a 9,280-sf storage room and barrel area and a 2,900-sf patio.was the architect. Williams notes that the cellar has 45 floor drains for wash-down with the floor slab sloped to each drain. The mezzanine office provides a corridor with numerous windows to provide a look at every step of the winemaking operation during tours.
