The deal nudges occupancy above the 90% mark in the 260,000-sf building at 1010 Lamar St. "I'd say we aggressively pursued this tenant because it was important for the building and we were happy to get them," John Spafford, vice president of leasing for PM Realty Group in Houston, tells GlobeSt.com. He and colleague Doug Little represented the building owner, KBS Realty Advisors of Newport Beach, CA. The tenant, which specializes in securities law, will move from 1314 Texas St. in November.
The building's quoted rate is $16.50 per sf annually. Spafford says Shepherd, Smith & Edwards' attorneys are getting a standard improvement package although they are taking over space previously occupied by another firm, Adams & Coffee, which moved to the building's top floor so it could expand. "We're upgrading the finishes to reflect what they need," he says.
