Completion of building is scheduled for early spring 2006. Family Services will occupy 22,500 sf and rent the remaining 10,000 sf. As an owner, it will not be a part of the campus condo association, according to Marybeth Rowen, VP in the Philadelphia office of Colliers Lanard & Axilbund. She represented Roach Properties in the sale and is marketing the approximately 7,000 sf of remaining condo space in the 20,000-sf Building III.
"Pricing for warm shell space is $170 per sf, and, fitted out space is $215 per sf," she tells GlobeSt.com. Like Building I, this building contains a number of medial offices in which users often like to do the fit-out themselves, she says. Kiddie Academy occupies the 9,000-sf Building II under a 15-year lease.
