DENVER-Chicago-based First Industrial Realty Trust Inc., the nation's largest provider of diversified industrial real estate, recently leased 11,019 sf to Homeowner Direct, LLC at 1550 West Evans Ave. The lease was in a light industrial facility owned by First Industrial. Homeowners Direct is an Anderson Window distributor, headquartered in Colorado Springs.

Homeowners Direct plans to use this space as an inventory storage area for an Anderson Window's retail showroom located on Arapahoe Road along the southeast corridor. Homeowners Direct was in need of additional storage space with easy access from main thoroughfares and First Industrial was able to accommodate their needs, according to First Industrial. With this transaction, the West Evans Industrial Park is 100% leased.

Craig Myles and Jim Capecelatro of Fuller and Co. represented Homeowners Direct in the transaction. First Industrial currently owns more than five million sf of industrial real estate in the Denver market. The lease was a quick turn around, taking only three days from the showing to consummate it.

In another quick turnaround, First Industrial completed a deal in Centennial along the southeast corridor. Treehouse Kitchen & Bath Inc. signed a new 18,455 sf lease at Centennial Distribution Center, a two building distribution facility owned by First Industrial. Treehouse Kitchen & Bath is a one-stop shop of all granite products. Treehouse Kitchen & Bath, which currently has multiple showroom facilities in the Denver-Metro area, plans to use the Centennial location as its primary site for employee training as well as their fabrication and distribution headquarters.

"First Industrial was able to show the space and have an executed lease within three days of the initial showing," says Cody Sheelsey, of First Industrial, the broker on the transaction. "This enabled the tenant to meet their delivery deadlines and occupy the space within a week of lease execution." Sheelsey represented both the landlord and Treehouse Kitchen & Bath in this transaction.
