CHICAGO-As ground breaks on the 253-unit, 401,000-sf Vision on State, the 143-unit Lakeside Tower anticipates a November topping off. Located less than one mile apart, the two condos add 644,000 sf and 396 units to the South Loop residential market.

Vision on State, developed by 13th & State LLC and designed by Papageorge/Haymes Ltd., is located at 1255 S. State St. Unit sizes range from 610 sf to 1,627 sf with one-, two- and three-bedroom floor plans. Amenities of Vision on State include an on-site fitness center, business center, hospitality room, individual storage units, a bike room and an indoor parking garage that can accommodate approximately 300 vehicles. Additionally, the street level of the condo tower will feature 14,000 sf of retail space. The tower is slated for a July 2007 completion.

Developed by 1600 Lakeside LLC and designed by Hartshorne + Plunkard, Lakeside Tower is located at 1600 S. Indiana Ave. The 20-story tower will consist of 243,000 sf, with unit sizes ranging from 683 sf to 1630 sf. The tower will include one- and two-bedroom units. Amenities include a fully equipped fitness center, an outdoor landscaped plaza with terrace, grilling area, spacious sunning deck and a 163-space indoor parking garage. The street level of Lakeside Tower will feature 4,300 sf of retail space.

Hoffman Estates-based Leopardo Construction served as the general contractor for Vision on State and construction manager for Lakeside Tower.

The South Loop, with direct access to Lake Shore Drive and Interstates 55, 94 and 290, has become a breeding ground for residential development. Earlier this year, Chicago-based Appraisal Research Counselors estimated 37% of all condo development in the city was taking place in the South Loop.
