HYATTSVILLE, MD-Ground has broken on Mosaic at Metro, a 234-unit apartment complex at the Prince George's Metro Plaza Station. Under development by Mid-City Financial Corp., the multifamily property will be just one facet of the mixed-use Belcrest Center project being developed by Taylor Development & Land Co.

Ultimately, the entire 22-acre endeavor will also feature 24,000 sf of office space, 100,000 sf of retail space and a 30,000-sf fitness facility, as per a Prince George's County Planning Board document issued earlier this year. The project, as has been described by the City Council of Hyattsville, is the first development at a Metro station in Prince George's County.

Located near the intersection of East-West Highway & Belcrest Road, Mosaic at Metro will consist of seven four- and five-story buildings with about 2,000 sf of ground-level commercial space for retail and/or live-work space and a parking facility to accommodate 400 vehicles. The Niles Bolton Associates-designed property will also feature a fitness center, clubroom, business center and café. Mid-City will lease the five-acre parcel, located within the larger 22-acre site, from the Washington Metropolitan Area Transit Authority.

The vacancy rate among class A garden-style properties, according to Delta Associates' Second Quarter 2005 Apartment & Condo Report, is 1.4%, down from 1.9% during the same quarter in 2004. Clark Realty is serving as the general contractor on Mosaic at Metro and is on schedule to complete the project in 2008.
