SHPS Inc. will move into 9305 E. Via de Ventura in February. "They were in their original space for seven years. They had several leases across several buildings. As the company continued to grow, the facilities where they were became operationally obsolete for them," explains Don Rodie, senior director for Cushman & Wakefield of Arizona Inc.

The quoted rate is $25.50 per sf plus an additional $25 per sf for tenant improvements. "We did better than that," Rodie tells GlobeSt.com. "Everyone's happy with the deal. Opus is happy because they found a tenant for the whole building."

Rodie says SHPS examined several properties before deciding on Calendar Stick A. The company's management selected that particular building because of its size and proximity to its current location at 14626 N. 78th Way in the Scottsdale Airpark. "It was the least disruptive to their employees when it came to commuting," Rodie says.

Rodie adds SHPS also examined the feasibility of remaining where it was rather than put its employees through the disruption of moving. However, "the costs of re-fitting up their existing facilities to meet their current requirements were significantly greater than moving," he says.

Rodie teamed with Sean Brady in C&W's Meadowlands, NJ office and Trip Hoffman in the Stamford, CT office to represent the healthcare company. Craig Coppola and Bill Blake with Phoenix-based Lee & Associates Arizona were Opus' listing agents for the property.
