The glass facade-covered concrete building is planned for the southwest corner of Olive Way and 8th Avenue, immediately east of the Downtown retail core. The lower 15 stories are slated to be a 350-room hotel and the upper 19 floors will house 198 for-sale residential units.

New York architect Richard Gluckman is the designer in collaboration with local firm MulvannyG2 Architecture. The general contractor is Skanska USA Building. Locally based Williams Marketing will open a sales office for the project this December.

The hotel will have 6,000 sf of retail space; 15,000 sf of meeting space; a 65-foot pool; a hot tub; a sauna and steam room; a yoga and fitness center; and spa services. No operator has been announced. In August, Thyer said he was in final negotiations with a preferred hotel partner.

Common area amenities for residents will include a game room, a 1,700-sf lounge, and a 3,225-sf patio that includes a designated pet area and a full-time doorman in a separate condominium lobby. The condo units themselves will have at least 10-foot ceilings, private balconies and fireplaces, and each will be wired for high speed Internet and cable or satellite TV. Most units will range in size from 650 sf to 1,600 sf. Unit pricing has not yet been released. Larger penthouses will start at 2,500 sf and, depending on VIP interest, could be much larger.
