HOUSTON-TransCore Ltd., headquartered in Pennsylvania, has signed a five-year, 8,500-sf lease to become the first tenant in a one-year-old industrial/flex building. The property is located at 2801 W. Sam Houston Pkwy. North.

According to Darren O'Conor of NAI Houston, who represented the landlord, South Hills Plaza, LLC, the quoted annual lease rate is $12 per sf with $18 per sf for TIs. "We're in the process of making improvements on the building now, with tenant move-in anticipated almost any time," O'Conor tells GlobeSt.com.

The property was vacant prior to the TransCore transaction, and other tenants are being sought after. "We're working with other tenants on who can take the remainder of the space," O'Conor says, adding that no lease has been signed at this time.

Bruce Rutherford and Anna Schinas of Jones Lang LaSalle in Houston represented the tenant, which is currently located at 10333 Harwin Dr. TransCore is best known for its toll tag and other transportation management systems, and the Houston division manufactures magnetic strips for toll tags and similar devices.
