Situated on about two acres, the building at 3659 N. McCarty St. has been dark for awhile. "Briggs already leases the office building behind this one and they simply needed more space for their operations and expansion," explains Darren O'Conor with NAI Houston who, with NAI's John Ferruzzo, represented the building owner, Twinrose Industrial Partners Wallisville LP from Allen, TX.

The property's quoted rate is 29 cents per sf gross, on a monthly basis. The Briggs transaction, O'Conor he tells GlobeSt.com, was "very close to the asking price." He adds the tenant took the 1995-constructed property on an as-is basis. The new tenant is a subsidiary of Dallas-based Sammons Enterprises Inc. and dealer and distributor of industrial and construction equipment with operations in the Southern US and Mexico.
