"There were no renovations or improvements on this deal," Steve Rocher, senior vice president with Trammell Crow Co.'s Houston office, tells GlobeSt.com. The 3030 S. Gessner Rd. building, which has a $14 per sf quoted rate, is 55% leased. Rocher teamed with TCC's Kristen Rabel to package the direct deal for the local building owner, BMS Management Inc.

"We're always working to bring new tenants into the building," Rocher says about the 26-year-old office building. He points out that there has been interest recently in the property and others in the area with improvements to the highway infrastructure. Among the completed projects are Westpark Tollway, Interstate 10/Katy Freeway and Beltway 8 expansion.
