CLINTON TOWNSHIP, MI-A local storage company has opted to expand its services with the acquisition of 1.25 acres, beating out a gymnastics studio, an Italian wine and food distributor and a landscaping company for the land parcel.

The property, at 27855 S. Groesbeck Highway, was on the market for approximately one year before the investor, Ingleside Maxi Storage of Clinton Township, decided to claim the land. The purchase was made for expansion of its own Maxi Storage facility, which is adjacent to the property at 37877 S. Groesbeck Highway.

According to Joe DePonio, III, associate broker with L. Mason Capitani in Detroit, the property's ask was $260,000, with the final sale coming just south of that amount. "The other offers involved build-to-suits, and this was just an outright purchase for the land. It made the most sense and was the best offer," says DePonio, who with Jason Capitani, represented the buyer and the seller, Groesbeck Investment in Clinton Township, in the transaction.

DePonio tells GlobeSt.com he's not sure when Maxi Storage will commence its expansion. However, "this demonstrates that it's not all slow in this area," he adds. "We're not necessarily seeing deals from the huge companies, but things are still ticking along."
