TROY, MI-Dong Nam Tech USA Inc., based in St. Joseph, has signed a three-year lease for 6,784 sf in the 88,400-sf Marque-Troy Trade Center, located in Rankin Industrial Park. Located at 1307-B Allen Rd. the 1975-built property will offer an expansion for the company, which manufactures automats, seat covers and additional accessories for the automotive aftermarket.
"They had looked for other properties in the area, but the layout was good on this one, and the price was right," says Gary Gruskowski, vice president of the industrial division at Insite Commercial Group's Detroit office. Gruskowski represented the tenant in the transaction. Gruskowski tells GlobeSt.com that the rate on the deal was $5 per sf, triple net on an annual basis, which included the necessary TIs. "There were some, but not a lot," he adds.
Dong Nam Tech USA Inc. is a subsidiary for the Korean-based Dong Nam Tech Co., Ltd. The company's customers include Hyundai, Lear Corp., General Motors Corp. and Volkswagon. Guy Scavone and Kris Pawlowskiof Signature Associates-ONCOR International's Southfield office represented the landlord in the transaction.
