CLINTON TOWNSHIP, MI-Midstates Industrial Group Inc., a manufacturer and distributor of CNC tools and industrial machines made in Japan, has signed a three-year deal for 16,712 sf of industrial space as part of a relocation and expansion. The property, located at 2199 Carlo Dr., is a 20-year-old, freestanding single-tenant building in an industrial park.
"A company called Unytrex was there beforehand," explains Jack Williams, senior vice president with Colliers International's Southfield office. "That company merged with another company, and moved into a larger building,"
Chris Steele with L. Mason Capitani Inc,'s industrial properties division represented the tenant in the transaction. Williams and Colliers colleague Peter Kepic negotiated the deal on behalf of the landlord, Richard Moore, a private investor from Detroit.
Williams tells GlobeSt.com that the three-year lease begins at $5.25 per sf, triple net, then bumps up to $5.50 per sf, triple net for the remaining two years. He adds that the tenant improvements were minimal as well. "They had to paint the building, but that was about it," he says.
The company, which is currently located at 23450 Reynolds Ct. in Clinton will shortly begin its relocation into the new space. "They're definitely growing," Williams comments. "And they needed the space for more expansion."
