LAKE FOREST, CA-A 36,000-sf industrial building here has traded for $5.5 million as buyers have paid more than $14.1 million for four properties totaling more than 110,000 sf in four separate deals. In Lake Forest, principal Wayne Small of Ren West acquired the 36,000-sf industrial building on 2.1 acres at 25741 Commercentre Drive from Elite Access Systems.

Ren West will use the facility as a showroom and distribution center for appliances, according to Chris Migliori of GVA Daum, who represented the seller. The buyer was represented by Jeff Carr of CB Richard Ellis.

In a sale-leaseback in Riverside, BP Magnolia, LLC sold two industrial buildings totaling 40,818 sf at 12203 Magnolia and 12295 Magnolia to an individual buyer for a combined consideration $4.4 million. The seller was represented by Chris Hauso of NAI Capital, with the buyer represented by Tom Grant of Lee & Associates.

In San Clemente, Centerpointe Development acquired an 18,500-sf industrial building at 1001 Calle Negocio from an individual investor for $2.2 million. Pat Walker and Tim Walker of Voit's Irvine office represented the buyer, with Bob Savanich of Lunnen Development representing the seller.

In Santa Ana, the Bahret Family Trust bought a 15,282-sf single-tenant industrial building at 3701 W. Moore Ave. from the Rittermal Family Trust for more than $2 million, with Lee McCullough and Charles Dever of Colliers Seeley International representing the seller. Dave Lavin of Seven Gables represented the buyer.
