Promethean, a division of Blackburn-based Promethean Technologies Group Ltd. in the United Kingdom, will be moving Dec. 1 from Northbridge Business Park at 8601 Dunwoody Place in north Fulton County to 1165 Sanctuary Parkway where Oakview is located within JP Morgan Chase's 890,000-sf mixed-use Sanctuary Park development. Promethean's space is on the fourth floor of the six-story, eight-tenant building.

Robert H. Poirier of Atlanta-based GVA Advantis negotiated for Promethean. Jones Lang LaSalle represented JP Morgan Chase. Average asking base rent at Oakview I is $19.50 per sf. Poirier tells GlobeSt.com the deal took four months to complete, from contract signing to closing.

Poirier says the north Fulton submarket "still has a relatively high vacancy rate but we are starting to see improvement." The broker says the southern portion of the submarket is "fairing a lot better than the northern end." Poirier says concessions from landlords "are still abundant" in the submarket.
