According to Tjader Gerdom, associate broker and vice president of Insite Commercial Group/TCN Worldwide's Southfield office, the deal leaves only 3,000 sf of space left in the just-completed shopping center, which is located on the northeast corner of Plymouth and Farmington roads.

"This was a seven-year project; it took awhile to complete," explains Gerdom, who with Insite's Pete Brown, represented the landlord, AF Jonna of Detroit, in the transaction. He adds that the city approval process took a while, and other factors prevented the center from being completed.

"But now we're delivering spaces," Gerdom tells GlobeSt.com. He adds that the majority of the tenants, including Jimmy John's, will be open during early 2006, though the Walgreen's and a TCF Bank are already in operation on the property.

The quoted lease rate on the property $25 per sf, triple net, annually, though specific lease rates for Jimmy John's could not be obtained. Gerdom notes that at this time, there are potential tenants interested in the remaining space, but nothing has been signed. Current tenants in addition to Jimmy Johns include Beaner's Coffee, Honey Tree, Island Sun Tanning, Bo Rics, Rio Wraps and Pet Foods & More.
