ATLANTA-Cousins Properties Inc.'s proposed 141-acre, 269-home project adjacent to Lost Mountain Park is still on the table despite suffering a zoning request setback in October from Cobb County commissioners.

The locally based REIT has revised its plans to include a senior housing component, a factor that swayed commissioners and set up a February vote on the new proposal, county staffers confirm for GlobeSt.com.

Commissioners had voted 3 to 2 against Cousins' request to rezone the environmentally sensitive land near the park, largely because they felt the proposed lot sizes were too small and would not complement the adjoining neighborhoods, brokers familiar with the issue tell GlobeSt.com.

The REIT's revised plans call for senior housing at the north end of the property near existing commercial projects and single-family residences on larger lots at other areas of the tract, according to area brokers who estimate the entire project's hard construction cost in the $50-million range.

Cousins also has rezoning applications filed in nearby Jackson and Fulton counties, as GlobeSt.com previously reported. In Jackson County, Cousins plans an estimated $30-million residential and retail venture on 104 acres near US 129 and Interstate 85 at Hog Mountain and Possum Creek Roads in Jefferson. In Fulton County, the REIT plans a 30-story, two-building, 650-unit condominium community with an undetermined amount of retail and restaurant space in Sandy Springs.
