BOSTON-Delaware North Cos. plans construction of a 37-story residential condominium at One Nashua St. near TD BankNorth Garden, formerly FleetCenter. Chris Maher, VP of development, who heads the DNC office here, tells GlobeSt.com it will apply for a building permit in first quarter 2006 and hopes to break ground soon after with completion of the project scheduled in 2008.
Currently dubbed Residences at Nashua, "which is just a place-holder name," Maher says, "the tower will have 31 stories above five levels of parking and a lobby. It is designed to contain 361 units, a number that might be altered a little before it's finalized." The estimated construction cost is $180 million, according to Maher.
Units will be a mix of studios ranging from 650 sf to 700 sf, one-bedroom floor plans that average 900 sf, and two-bedroom units of between about 1,100 sf and 1,200 sf. "Units will be priced individually," he says, and estimates the selling prices at between $650 per sf and $700 sf, which would put them in a range starting in the low $400,00s and topping out at under $1 million.
Buffalo, NY-based Delaware North has deep roots here. It operates TD BankNorth Garden, and its chairman and CEO, Jeremy Jacobs, owns the Boston Bruins. DNC also owns numerous gaming and entertainment venues in the US, including Delta Queen Steamboat Co., and operates hospitality management and food service operations at parks, resorts, airports and other facilities worldwide.
