WAKEFIELD, MA-Audubon 2005 Nominee Trust has acquired a flex/warehouse building that once served as the test kitchen for Bertucci's restaurants for $5.3 million. The affiliate of Pembroke Real Estate purchased the 61,000-sf property at 14 Audubon Rd. from MAX Group. The deal gives the new owners a fully-vacant building with visibility on Route 93.
Tyler Ewing with Grubb & Ellis tells GlobeSt.com that the property, located near Wakefield's Edgewater Office Park, drew the interest of several investors. "It's just a real clean building." He notes that the single-story property, built in 1968, features three docks with 18-foot clearance and about 28,000 sf of office space.
It's unclear what the new wwner plans to do with the property, Ewing says. Ewing and Brad Spencer, also with Grubb & Ellis, represented the MAX Group. Scott Jamison with Spaulding & Slye handled the transaction for Pembroke.
