"We've commissioned designer Perla Lichi to handle interior design of the lobby and common areas," Shoshani tells GlobeSt.com. "We are investing between $5 million and $8 million in design and mechanical renovations and upgrades."

The asset includes two buildings. One is an 11-story structure with 175,000 sf of office space and 10,000 sf of ground-floor retail space along with an 80-vehicle, underground parking garage. This building is vacant. The other is the 9,000-sf building currently operating as Blockbuster's Buster's restaurant, which can be sold in full or split into three units, Shoshani says. The buildings share a two-acre parcel with the Fort Lauderdale Museum of Art, which is undergoing significant renovation.

Pricing for the retail space in the main building ranges from $380 per sf to $450 per sf, while office space prices reach from $285 per sf to $325 per sf. Locally based Campins Co. is marketing Museum Plaza. Shoshani says, "we've had interest from investor-buyers, but we are not taking that route. We're targeting users. Fort Lauderdale has about four million sf of rental office space. Office condos have never been available here before, and, while we might profit more by selling to investors, we're not taking the risk."
