A Duke representative tells GlobeSt.com the Indianapolis-based developer doesn't disclose rent values or lease terms. However, area brokers familiar with the submarket tell GlobeSt.com the estimated gross rent at each building is about $20 per sf.

CareMedic Systems Inc. of St. Petersburg, FL is taking 15,965 sf at the 133,355-sf Brookside I building at an estimated total rent of $1.6 million. The lease brings Brookside I to 85% occupancy. At the 146,252-sf Two NorthWinds building, locally based Spectrum Brands is leasing 6,724 sf at an estimated aggregate rent of $672,400. That lease increases the occupancy at Two NorthWinds to 96%, says Chandler Spratlin, Duke's vice president of office leasing.

Spratlin says Duke has signed 99,400 sf of new leases and expansions at its North Fulton properties since last summer. "The North Fulton submarket, in terms of activity, is improving and we expect absorption to steadily accelerate," says Kerry Armstrong, senior vice president of Duke's Atlanta office division.

NorthWinds office park, on Haynes Bridge Road adjacent to GA 400 in suburban Alpharetta, includes nine class A buildings totaling one million sf. The 453,742-sf Brookside Office Park is on Brookside Parkway, also in Alpharetta near GA 400.
