Headquartered in Sterling Heights, MI, U.S. Fabrathane Corp. took over 51113 Industrial Dr. mainly because it's fairly close to its facility in Shelby Township at 11650 Park Ct., but it also has an open shop area and truck well, says Bob Pagano, senior vice president with Grubb & Ellis Co.'s Southfield office. "We were looking for space on the market for a short period of time. This space was a good, viable alternative for them," he says. U.S. Fabrathane also has facilities in Utica, Madison Heights, Plymouth, Almont and Jackson, MI.

Pagano tells GlobeSt.com that Fabrathane took over the space, quoted at $5.75 per sf, as is. "They put up some racks, but otherwise, the space was unchanged," adds Pagano, who teamed with Giancarlo Pinterpe with Grubb & Ellis to represent the tenant. Signature Associates/Oncor International, also of Southfield, represented the building owner, Detroit-based J2S Investments LLC.
