SOUTHFIELD, MI-DaVita Corp., a nationwide renal education/kidney dialysis service center headquartered in El Segunda, CA, has signed a 10-year deal for 12,000 sf at the 80,000-sf Clock Tower Plaza retail center for one of its laboratories

The deal represents a relocation for the operation, to 23675 Greenfield Rd. from its current location at 23077 Greenfield Rd. Move-in is imminent.

According to Chris Jonna with Insite Commercial Group/TCN Worldwide's Southfield office, the 10-year-old Clock Tower Plaza, shadow-anchored by both a Kroger and a CVS Pharmacy, is approximately 95% leased, with 2,400 sf remaining.

"We have three deals working on that space now," says Jonna, who with Insite's Dave Shanaman, represented the landlord, Solo Co., LLC of Southfield. Jonna adds that he's hoping for closings sometimes within the next few months.

The quoted rate per sf is $20 triple net, and Jonna tells GlobeSt.com that no TIs were necessary with the DaVita deal; that the company took the space as-is. "We did some rent concessions at the front end of the lease, but that was it," he says. Colliers International's Southfield office represented the tenant in the transaction.
