Global plans to relocate in May 2006 from its 365,000-sf quarters in Shawnee Ridge Business Park. At Building M, Global expects to use 29,000 sf for office space and the remainder as warehouse space, according to a prepared statement from Lisa Ward, vice president, leasing, in IDI's Atlanta regional office. IDI owns and operates both parks.

"Global Equipment's business is growing at the rate of 20% per year and they had outgrown the space in Shawnee Ridge, which IDI originally developed for the company as build-to-suit space in 2000," Ward says. Building M also has 130,000 sf of additional space for the tenant's future expansion, she says.

She declined to disclose the length of the lease but says it is long-term with an aggregate value of $17 million. Industrial brokers familiar with the Buford submarket tell GlobeSt.com the lease is probably in the seven-year to 10-year range. Ward says the average asking base rent is $3.10 per sf.

Ward says IDI plans to develop up to 13 buildings totaling four million sf of industrial space at Hamilton Mill. Office Depot occupies 550,000 sf at Building H. FedEx Freight Inc. is using 80,120 sf at an IDI-developed build-to-suit at the park. IDI is also completing Building B, a 131,042-sf inventory structure on the west side of the park. Hamilton Mill Business Center is located at 2505 Mill Center Parkway in Gwinnett County.
