TUCSON, AZ-A local investor and owner sold the Wagon Wheel Mobile Home Park, a residential mobile home park, to a CA-based entity for nearly $3.4 million. The property had been on the market for about a month and a half.The park, situated on 8.01 acres at 1119 N. 46th St., near Highways 202 and 143, had been listed at $3.7 million, and received just the one offer, says a source at Marcus & Millichap Real Estate Investment Brokerage Co.'s Tucson, AZ office.Jon Harrison of the Tucson office helped broker the transaction for the buyer, Dan Fischer of a three-pronged partnership, Wagon Wheel Mobile Association LP, Wagon Wheel WN LLC, and Seaside Property Group LLC of Irvine, CA and the seller, Philip Amos of Wagon Wheel Community, LLC in Tucson.The source tells GlobeSt.com that at the time of listing, the property had a 2% vacancy. Furthermore, the buyer purchased the property as an investment hold for income flow, with no renovations planned at this time.
