ALISO VIEJO, CA-ClubCorp of Dallas and Emerald Venture Group of San Diego will reposition the Aliso Viejo Golf Course and will create a new golf club house, a community events center, an aquatic center and other facilities as part of the master-planned 227-acre development of Glenwood at Aliso Viejo. The project will include family and children's recreational facilities as part of the 502-unit development by Shea Homes.Commercial development at the project will include the golf course and a private clubhouse operated by ClubCorp, which is among the largest private business and recreation club operators in the world. The company's operations include the City Club in Downtown Los Angeles.The golf course will be redesigned as an 18-hole Jack Nicholas Signature course under an agreement with the Aliso Viejo City Council, ClubCorp and Emerald Venture. The city recently granted its final approval for the necessary land use designations for implementation of the project, after which Shea Homes purchased the residential portion of the property.Lew Feldman, a partner at the law firm Pillsbury Winthrop Shaw Pittman LLP and the head of its Southern California real estate practice, notes that the city and the developers concluded the development agreement only 11 months after discussions began. Feldman and other real estate attorneys in Pillsbury's Century City office advised the ClubCorp-Emerald Venture joint venture, which will reposition nine holes of golf and the current driving range of the Aliso Viejo Golf Course.James Kelly of Emerald Venture Group led the development team and Douglas Howe and Mark Dietz of ClubCorp were instrumental in closing the sale. Pillsbury attorneys also handled the sale of the property to privately held Shea Homes.The other Pillsbury attorneys were Bruce Graham, Jim Rishwain, Norman Carlin, Tuan Pham, Douglas Praw, Tyler Browning and Josh Mintz.
