WHITTIER, CA-The Lagasse Inc. subsidiary of United Stationers has signed a seven-year lease to occupy 239,659 sf of a newly built 346,000-sf facility at 3963 Workman Mill Rd. in the Gateway Pointe project, according to Cushman & Wakefield.

Stuart Milligan, David Hasbrouck and John McMillan from Cushman & Wakefield's Los Angeles office represented the landlord, Southwest Carpenters Pension Trust, with Corey Spound of Staubach representing Lagasse.Lagasse is a leading national distributor of janitorial and sanitary maintenance products that sought to expand from a 105,000-sf facility in nearby Pico Rivera. The company chose 3963 Workman Mill Rd. based on the facility's front-loading features and the overall corporate image of the Gateway Pointe Industrial Park, Milligan says.The concrete tilt-up building, which Lagasse will occupy after the completion of tenant improvements, is one of two buildings at Gateway Pointe's Phase II. It features 30-foot high ceilings, 3% skylights, ESFR sprinklers and all-concrete truck yards.Gateway Pointe Industrial Park is one of the largest business parks in the Greater Los Angeles Basin, comprising five free-standing buildings totaling 1.6 million sf on approximately 70 acres. It is owned and was developed by the Los Angeles-based Southwest Carpenters Pension Trust, with Milligan, Hasbrouck and McMillan as exclusive listing agents.The Cushman & Wakefield team is marketing the remaining 106,000 sf in Lagasse's building for lease at an asking rate of 52 cents per sf per month, triple net. The team is also marketing the other building in Phase II of Gateway Pointe, at 3931 Workman Mill Rd., at the same asking rate.The Gateway Pointe project is opening at 60% preleased, notes Ron Azad, portfolio manager with CBRE Investors, which is an adviser to the Southwest Carpenters Pension Trust. The project is situated at the intersection of the 60 and 605 freeways.
