The largest of all of the agreements is a renewal for 54,315 sf of industrial space at 1850 NW 84th Ave. by Distribution Concepts, a logistics consulting firm based in Richmond, BC, Canada. Keystone International Realty represented the tenant. Family Roots Inc. leased 12,520 sf in the same industrial building and was represented by Doran Jason.

Segutronics International added 2,400 sf of industrial space to its existing lease at 8491 NW 17th St. in the center. There was no co-broker in this transaction. The value of the leases is undisclosed. However, a third-quarter report from the area office of Cushman & Wakefield states that industrial space in Beacon Centre "is at or above $8 per sf."

The larger of the two new office tenants is eSys Latin America, an affiliate of Singapore-based eSys Distribution Systems. It inked a lease for 17,865 sf at 1600 NW 84th Ave., and there was no co-broker in the transaction. The Codina duo was also sole broker for a 2,741-sf office lease by Terracon Group at 8323 NW 12th St. According to a third-quarter report from the local office of Studley, average asking rental rates for class A office space in this submarket range from $22.75 per sf to $23.25 per sf.

In the retail sector, Baptist Hospital renews its lease for 8,698 sf at 8301 NW 12th St. BHE Realty represented the tenant in this transaction. Howe Wing added 1,300 sf to an existing retail lease at 8341 NW 12th St. and there was no co-broker in the transaction. Third-quarter data from Miami Beach-based Terranova Corp. puts the asking average retail rental rate in this submarket at $23.13 per sf. In all, Beacon Centre encompasses nearly 2.5 million sf in approximately 30 buildings and the park's vacancy stands at above 95%.
