HAZLE TWP., PA-New Age Development, the local owners of 112 primarily vacant acres near Humboldt Industrial Park, has put the land up for sale. The asking price for the approximately 107 vacant acres is $60,000 an acre, while a partially leased retail strip center on about 4.8 acres with land for expansion is priced at $1.5 million.

The land fronts the Humboldt section of Route 924 and is one mile from Interstate 81 and a mile from the Eagle Rock Resort and residential community. It is zoned general commercial and can be subdivided into one- and two-acre parcels.

Michael Crampsie of Allentown-based Summit Management and Realty Co. is marketing the land, including the strip center. Of the land, he tells GlobeSt.com, "the zoning allows for a pretty broad range of development, including hotel, office, industrial and retail, which raises the value and accounts for the premium price," which he says is "a little higher than industrial parkland."

Large and small box retailers and hotel and restaurant chains are among the primary targets, according to Crampsie. A 10,000-sf strip center within the commercial parcels includes land for an additional 18,000-sf retail property. The existing center is 67% leased to three tenants.
