Griff Bandy with NAI Houston tells GlobeSt.com that the leased space in the 227,654-sf building at 11200 Richmond Ave. was the clear choice for the tenant because it's on the first floor and the owner was willing to build out from slab condition. "The TIs were enough to get a full build-out paid by the landlord," says Bandy, who represented the tenant in the transaction. Drew and Chris Lewis with Griffin Partners represented the owner, Westminister Westchase LP of Lake Forest, IL. The quoted rate per sf averages $18 per sf annually.
"This is an expansion of sorts for the tenant," Bandy says. "They have locations all over the area." Other tenants include Amidee Capital Group, LLC, Capstone Tax Advisory Service, Ensco Offshore Co. and Gallagher Bassett Service.
