A.J. Suarez, a Cardinal principal, tells GlobeSt.com the all-in cost for phase one is approximately $9 million. It is expected to reach completion during the fourth quarter of this year. Phase II, planned to also contain a 48,000-sf and 20,000-sf office/warehouse building, will follow within three to six months, "depending on sales," he says.
George I. Pino of Coral Gables-based Codina Realty Services, which was just acquired by Florida East Coast Industries, is marketing units. Pino tells GlobeSt.com they range in size from 1,800 sf to a full, 48,000-sf building. The asking prices begin in the range of $300,000 or approximately $177 per sf, "depending on their location and office build out. There's enough parking space to allow for up to a 65% office build out," he adds. The park is located on an 8.6-acre formerly vacant parcel near Miami International Airport and the Florida Turnpike.
