CONROE, TX-Joe's Pizza Pasta & Subs of Fort Worth has leased its second southeast Texas location, signing a 2,457-sf lease with a five-year term for a freestanding building.
Space for the new Italian restaurant, which will be located at 1604 N. Frazier St., is currently undergoing finish-out at the tenant's expense, says Tim Maczko with the J. Beard Real Estate Co. LP in the Woodlands. The official opening date has yet to be set. Joe's Pizza Pasta & Subs also has a pizzeria in nearby Beaumont.
According to Maczko, the restaurant is in a location that doesn't boast much retail, but is near a large residential area. Restaurant experts note such locations, especially family-oriented neighborhoods, are ideal for carry-out chains like Joe's.
Maczko represented the building owner, a private partnership based in Houston. The quoted lease rate is $2,300 per month or about $13 per sf. He tells GlobeSt.com that the inked deal isn't too far off from the quoted rate. "There'll be a bump in the lease rate as time goes on," he adds.
