HOUSTON-A Southern California foreign language service solutions provider is relocating to the local market with the signing of a 7,290-sf, 10-year lease. The company is moving into the 535,000-sf, class A Southwest Corporate Center.

NetworkOmni Multilingual Communications, currently located in Thousand Oaks, CA, will make the move to Texas within the next month, according to Steve Bryant of Moody Rambin Interests, who represented the property's New York City-based landlord, YoungWoo & Associates in the transaction.

The property, located at 9700 Bissonnet St., began life as a retail mall, before being converted into office space in 2000. The quoted lease rate for the property ranges between $14 per sf to $16 per sf, with tenants paying their own utilities. "A lot of our tenants work 24/7, or they work from 7 a.m. to 11 p.m. or other off-peak hours," Bryant explains. "Each office has its own air conditioning unit, and that's separately metered as well."

Bryant tells GlobeSt.com that the NetworkOmni deal was average when it came to the actual lease payment deal, with TIs separate. The average TI is $25 per sf, he adds. "We're building this one out to their specifications," Bryant notes.

NetworkOmni, which was represented by John Burke of the Staubach Co.'s Houston office, provides interpretation, translation and consulting services to national and international businesses.
