TROY, MI-Detroit-based Trevco Inc., a specialty import distributor, has acquired a 31,024-sf property located on 3.3 acres. Plans call for the new owner to use the property, located at 1900 Stephenson Hwy. and listed for nearly $1.7 million, as a warehousing center for specialty items distributed around the US.

"The buyer had owned the building next door to this one," says Tom Jablonski of Troy-based L. Mason Capitani Inc., who brokered the transaction on behalf of the buyer. "He'd looked around at other properties, but this one worked very well for him." Paul Hoge of Signature Associates/ONCOR International's Southfield office represented the seller, Stephenson Partners of Vienna, GA in the transaction.

The building was originally constructed in 1957 as a 2,000-sf property, with several additions added in 1963, 1967 and 1974. Jablonski tells GlobeSt.com that the acreage is such that the new owner could expand as well. "I think what they have should hold them for awhile though," he adds.

Jablonski says the new owners are planning renovations to the office, however, the building itself is in good shape, and requires little in the way of deferred maintenance. "They'd been looking on and off for six months or so," he tells GlobeSt.com. "They weren't in a hurry, and they were able to keep looking around until they found what they wanted, which was right next door."
