LANCASTER, CA-Larwin Investment Co. begins construction on the latest building at the 89,000-sf first phase of its Fox Field Business Park. When the first-phase dust clears, the industrial development will comprise nine building.Ross Mitchell, project manager with Larwin, says the company is targeting small business owners in the Antelope Valley, offering the buildings for sale.The buildings, freestanding structures, are being developed on a seven-acre project site at 45th Street West and Avenue G in the Antelope Valley Enterprise Zone. The project is adjacent to the Fox Field Airport, close to the Route 14 and Route 138 highways.One of the listing agents for the buildings, Dennis Marciniak of GVA Daum, says the project is a response to the residential growth in the Antelope Valley, which has created a demand for jobs in the area. Marciniak explains that having local buildings in which to operate will enable buyers in Fox Field to "tap into a highly skilled and motivated commuter work force in the Antelope Valley, which is eager to work close to home."Marciniak and fellow GVA Daum broker Larry McEwan are handling sales for the project. The Fox Field buildings are of concrete tilt-up construction in sizes ranging from 6,400 sf to 16,698 sf.Phase I of the development is slated for completion in the summer of this year. Developer Larwin Investment Co. has been an active owner and developer of industrial buildings throughout Southern California for more than 15 years, and its sister company, Larwin Co., has been a home builder in the Antelope Valley for more than 30 years.
