Glenn E. Whitmore, senior managing director, and Andrew G. Scandalios, managing director of the New York City office of Holliday Fenoglio Fowler, are marketing the asset. Scandalios tells GlobeSt.com there is no asking price. On condition of anonymity, a broker familiar with Bucks County office space and this portfolio tells GlobeSt.com "it will probably sell at the mid-$40-million level", which would put it at about $188 per sf. A call to Pitcairn was not returned by deadline.
The center is located on 31 acres at Tillman Drive and Street Road. It consists of three single-story buildings ranging from 42,000 sf to 25, 000 sf and a fourth, five-story, 143,300-sf building. The portfolio is currently 90% leased. Among the tenants are AT&T Wireless, Comcast, Health Services Group and Commerce Bank. The average-asking rental rate for office space in Bucks is $25.34 per sf, according to a fourth-quarter 2005 report from the local office of Cushman & Wakefield.
Pitcairn owns approximately 708,000 sf of additional, primarily office, property in Pennsylvania, including 1421 Arch St. in Philadelphia. It also acquired Pennsylvania House, a residential building at 1500 Chestnut St. in Center City Philadelphia, in mid-2004. The company has developed more than 45 million sf of commercial space throughout the US.
