"It was a great price, considering that it was all cleared, zoned and entitled," says Paul Sands of Fort Myers-based VIP Commercial/TCN Worldwide, who negotiated the transaction. He tells GlobeSt.com the new owner plans to develop the front section of the lot for an approximately 7,000-sf Famous Dave's restaurant. "He is reselling the rear portion of the parcel," Sands says, "and it may be for medical office condo or other retail development. The land is ideally located next to a Harley Davidson store, and a new Hooters is under way next door."
Sands, who represents the franchisee throughout Southwest Florida, says, "this client prefers to buy land and build versus renting." This location is the franchisee's second of five planned units. "The first is a 10,000-sf unit in Fort Myers. Other planned destinations are Sarasota up to Tampa," Sands says. Famous Dave's BarBQue, based in Eden Prairie, MN, currently operates approximately 38 owned units and 64 franchised ones in 24 states.
